How to verify land before buying in Cameroon
The essential land due diligence steps to secure your acquisition before any financial commitment.
Procedures, risks, agents, financing and pitfalls — everything the diaspora must know before investing in Cameroonian land.

Yes, it is legally possible to buy land in Cameroon from abroad. Cameroonian law allows any Cameroonian or foreign national to acquire land, provided legal procedures are followed. The key is surrounding yourself with the right professionals and never rushing the transaction.
The diaspora is particularly exposed to land scams because of distance and the difficulty of verifying information locally. The most common frauds include fake land titles, double sales, disputed plots presented as secure, and unscrupulous agents.
Never send money before receiving independent confirmation of the land title's validity from a trusted professional on the ground.
Your agent is your legal representative locally. They must be a person or firm of absolute trust: a notary, a lawyer specialised in land law, or a recognised professional firm like VISION-H. Avoid informal intermediaries, even ones recommended by relatives.
Even remotely, rigorous due diligence is indispensable. Your agent must check the land title at the land office, carry out a documented physical visit (photos, videos), verify the absence of objections and disputes, and confirm the seller's identity and capacity.
Payments must go through official, traceable channels. Notary escrow is the safest solution: funds are held by the notary until the sale deed is signed and all conditions verified.
The sale deed must be drawn up by a Cameroonian notary. If you cannot attend, you must establish a notarised power of attorney in your country of residence, legalised and apostilled, authorising your agent to sign on your behalf.
After purchase, ensure the title transfer is recorded (title moved to your name), land taxes are paid regularly, and the plot is monitored against illegal occupation.
No, a notarised power of attorney is enough. A physical visit before buying is still strongly recommended — or, failing that, an inspection by a trusted representative.
Yes, via international bank transfers. Some Cameroonian banks also offer land loans to diaspora members with adapted guarantees.
