Residential land: for building or housing investment

Residential land is for single or collective housing construction. It is the most demanded land type in Cameroon, particularly in major-city outskirts. It offers good liquidity and sustained demand.

  • Use: single house, apartment building, residential subdivision
  • Key criteria: accessibility, nearby services, neighbourhood safety
  • Typical size: 300 to 2,000 m² for individual use
  • Profitability: good liquidity, sustained demand in urban zones

Commercial land: for business activities

Commercial land serves retail, service or office activities. Its value depends heavily on visibility, accessibility and potential customer flow.

  • Use: retail, offices, hotels, restaurants, service stations
  • Key criteria: visibility from the main road, footfall, accessibility
  • Ideal location: retail corridors, business zones, city centres
  • Profitability: strong if well located, but more cycle-sensitive

Agricultural land: for production or long-term investment

Agricultural land serves farming or livestock. It can also be a long-term land reserve in urban expansion zones.

  • Use: farming, livestock, agro-industry, land reserve
  • Key criteria: soil quality, water access, access road
  • Typical size: several hectares for a viable operation
  • Note: conversion to buildable land requires approval

Industrial land: for production activities

Industrial land serves production, storage or processing activities. It requires good heavy-goods access and nearby power networks.

  • Use: factory, warehouse, storage zone, workshop
  • Key criteria: heavy-goods access, power networks, industrial water
  • Ideal location: industrial zones, city outskirts
  • Regulations: industrial zoning mandatory

Choice criteria by objective

Land type should match your main objective: personal use, rental investment, develop-to-sell, or business activity. Each objective has specific criteria.

Frequently asked questions

Can a plot's designated use be changed (e.g. agricultural to residential)?

Yes, but it requires amending the land-use plan or a change-of-use permit, subject to planning-service approval. The procedure can be long and is not guaranteed.
