Physical plot criteria

A plot's physical characteristics directly determine its buildability and development cost. Flat land with stable soil and no natural risk is markedly more valuable than sloping or flood-prone land.

  • Topography: slope, relief, altimetry
  • Soil type: bearing capacity, stability, water presence
  • Natural risks: flood exposure, landslides, erosion
  • Vegetation and obstacles: trees, existing buildings
  • Access: existing access road, distance to main corridors

Regulatory criteria

The regulatory framework determines what can legally be done on land. Land in a buildable zone with a high floor-area ratio has far higher development potential than farmland.

  • Zoning: residential, commercial, industrial, agricultural
  • Floor-area ratio
  • Easements and planning constraints
  • Proximity to protected or at-risk zones
  • Planned infrastructure projects nearby

Economic criteria

Economic assessment compares acquisition and development costs with the expected market value of the finished project. It factors in local market trends, demand, and surrounding development projects.

  • Market prices of comparable local plots
  • Appreciation trends over 3 to 10 years
  • Nearby infrastructure and development projects
  • Local rental or purchase demand
  • Estimated development costs vs final value

Potential assessment method

Development-potential assessment combines field analysis (physical visit, technical studies), regulatory analysis (planning-service consultation), and market analysis (comparison with recent transactions). VISION-H performs these complete assessments for its clients.
